Legacy West Partners is a vertically integrated commercial real estate firm specializing in industrial properties, self-managing our assets through La Jolla Equities management offices in CA, FL, TN, and TX. We maintain a strategic focus on the Midwest to Southeast markets, with a strong emphasis on proximity to key distribution hubs.
LWP primarily targets industrial assets of 50,000 square feet or more, strategically positioned near critical distribution nodes such as ports, airports, and major logistical hubs. We seek properties with significant value-add potential, aiming to enhance operational efficiencies and achieve robust returns over a 5-10 year investment horizon.
We lease our properties to high-credit tenants under an absolute triple-net (NNN) lease structure, where tenants assume full responsibility for insurance, property taxes, and maintenance, including roof and structural expenses. This approach ensures significant cost efficiencies for ownership and enhances operational streamlining.
We oversee the management of our properties in-house. As market-leading brokers and active investors, we maintain extensive connections with a network of reputable vendors and service providers. This enables us to either continue established service relationships or identify cost-saving opportunities for each asset.
