Oceanside Blvd Industrial Park: 2015

In July 2017, Legacy West Partners' team acquired the properties at 2001, 2015, and 2017 Oceanside Blvd and led comprehensive renovations to fully modernize the buildings. Upgrades included facade enhancements, new window lines, roll-up doors, roof replacements, HVAC systems, plumbing, electrical improvements, and a full revamp of the parking facilities, including repaving and striping. Security measures were bolstered with fencing installation, and all metal elements were replaced with stucco to create a contemporary, visually appealing design. These renovations, combined with our expert management, enabled rental increases of over 45% and more than doubled net operating income.

The properties now form part of the six-building Oceanside Blvd Industrial Park, strategically located along one of Oceanside’s busiest corridors, less than a mile from I-5 and between Hwy-76 and Hwy-78. Oceanside Boulevard experiences an average daily traffic count of 31,300 vehicles, offering high visibility.
