2020 Oceanside Blvd was acquired by Legacy West Partners in July 2017. Upon acquisition, our team undertook a comprehensive renovation, including upgrades to the façade, window line, rollups, roof, HVAC systems, plumbing, and electrical systems. The parking area was fully repaved and re-striped, and security was enhanced with the installation of fencing, ensuring the safety of the premises.
A standout achievement of this renovation was the complete transformation of the street-facing unit. This unit was taken down to its structural core, with the ceiling height elevated by four feet. In addition to the structural enhancements, the office/reception area was redesigned with a modern aesthetic and a new bathroom featuring a shower. Through these extensive upgrades and the efforts of our management team, the building was nearly fully re-tenanted, resulting in a substantial increase in net operating income—nearly 3.5 times the original amount.
The properties now form part of the six-building Oceanside Blvd Industrial Park, strategically located along one of Oceanside’s busiest corridors, less than a mile from I-5 and between Hwy-76 and Hwy-78. Oceanside Boulevard experiences an average daily traffic count of 31,300 vehicles, offering high visibility. With limited industrial zoning in Oceanside, this park presents a unique opportunity to capitalize on the region's growing demand in a low-vacancy market.
