520 E Carmel, formerly a manufacturing facility for microwave equipment serving as a contractor for the US Military, was acquired by Legacy West Partners in October 2018. At the time of acquisition, the property was vacant. We promptly initiated construction, including new exterior paint, equipment removal, and asphalt installation, bringing the property to shell condition.
Following these initial improvements, our management team successfully attracted Baypoint Preparatory Academy as a tenant. We executed a long-term lease and undertook further enhancements, converting the property into an educational facility. Upgrades included a complete classroom and office buildout, the addition of a façade element, installation of a new HVAC system, playground installation, and ADA compliance.
Since the lease execution, rent has increased by over 45%. Located in the heart of San Marcos, California, just steps from California State University San Marcos, the property benefits from its strategic position along Hwy-78, offering high visibility and accessibility.
